Tenancy conditions

1. All bookings must be accompanied by a deposit of 1/3 of total cost of the holiday. The balance must be paid 6 weeks before the commencement of the tenancy. Non payment by the due date is treated as a cancellation and the deposit will be forfeit. We do not send reminders. If the booking is made 8 weeks or less before the start of the holiday, the full rent must be paid at the time of booking.
2. Bookings will not be accepted from groups of single persons under the age of 25
3. Cancellations. All cancellations must be notified in writing by recorded delivery within 7 days of the cancellation. A full refund will be made in the event of death, illness or injury. Notifications must be accompanied by a Doctors certificate. We can’t over-stress the importance of taking out holiday insurance.
4. The person who completes and signs the booking form, agrees to the conditions on behalf of all persons on the booking form and agrees to take responsibility for the party occupying the property
5. Tenants obligations.The tenant agrees to take good care of the property and to leave it
a) In a clean and tidy condition and leaving at the end of the tenancy, and to pay for any losses, breakage's or damage.
b) To permit the owner to reasonable access to the property
c) Not to exceed the total number of people on the property description
d) Not to cause an annoyance or become a nuisance to occupants of adjoining properties
6. All bookings are from 4.00pm on the day of arrival until 10.30am on the day of departure
7. Pets - No Pets are allowed
8. The owners shall not be liable in the event that the accommodation is not available due to circumstances beyond their control. All rent paid in advance will be refunded in full, but the applicant shall have no further claim against the owner.
9. If there is a breach of any of these conditions by any of the tenants, the Owners reserve the right to re-enter the property and terminate the tenancy without prejudice to the other rights and remedies of the owners
10. You use the accommodation and any facilities at your own risk and the proprietors will not accept liability for loss or damage in respect of your vehicles, equipment, personal valuable, property or personal injury.
